Closings
A lawyer's read of the whole closing, at one fee
For buyers and sellers of houses, condos and small rentals.
Title and escrow companies run the closing. They work for the transaction, not for you. We read the same papers on your behalf: the purchase contract, the title commitment, the disclosures and the settlement statement, and we tell you in plain words what each one commits you to.
You sign wherever you are. We join the signing by video, with a mobile notary at your table.

From contract to keys
Three readings, then the signing
- 01
The contract
Within a day of getting it, you have a summary of every date: inspection, financing, appraisal and close of escrow, and what you lose if one passes.
- 02
The title
We read each exception in the commitment and flag the ones that touch how you'll use the property, then ask title or the seller to clear them.
- 03
The numbers
Before you sign, we check the settlement statement against the contract: credits, prorations, payoffs and who pays which fee.
Closing questions
Do I need a lawyer if a title company is closing?
Not always. Many closings go smoothly without one. People call us when the contract has unusual terms, the title shows something odd, or they simply want someone reading on their side.
Can I sign from out of state?
Yes. We arrange a mobile notary where you are and join the signing on video. The originals go back to the title company by overnight courier.
When should I call?
As soon as the contract is signed, or before you sign it if you can. The inspection period is the window in which most problems are cheap to fix.
Under contract already?
Send the signed contract and your closing date. You'll have the fee and the first deadlines back by email.
