Matters

Recent files, each with its own fine print

Short accounts of the kind of work we do. Names and some details are changed.

  • Cleared

Judgment lien on a Mesa condo

A 2004 judgment against a former owner surfaced nine days before closing. The creditor's successor signed a release once we showed the lien had expired.

    2025 · Sample matter

    Closing moved by two days.

  • $7,500

Earnest money returned to a Phoenix buyer

The buyer cancelled inside the inspection period. The seller refused to release the deposit until we pointed to the notice's date and the contract's terms.

    2025 · Sample matter

Gross amount, before our flat fee.

  • Deferred

Tucson fourplex traded for two condos

The intermediary held the proceeds; both condos were identified on day 22 and closed on day 140.

    2024 · Sample matter

Tax treatment depended on the client's own return; their CPA advised on it.

  • Recorded

Seller in Flagstaff, buyer in Ohio

Both signed by video with a mobile notary at each end. The deed recorded the afternoon the funds arrived.

    2025 · Sample matter

Timing depends on the lender and the county recorder.

  • Settled

A Prescott lot with a fence over the line

A neighbor's fence sat four feet onto our client's lot. A recorded boundary agreement ended it without a lawsuit.

    2024 · Sample matter

The survey was the client's cost, outside our flat fee.

  • $3,200

Repair credit for a Glendale buyer

The seller's disclosure left out a roof leak the inspector found. The buyer took a credit at closing instead of walking away.

    2025 · Sample matter

Gross credit, before our flat fee.

  • Withdrawn

HOA fines on a Chandler townhome

The board had approved the owner's shade structure years earlier. Our letter attached the approval, and the fines were withdrawn before the hearing.

    2025 · Sample matter

The owner paid our flat dispute fee; the association paid nothing.

  • Corrected

A Flagstaff deed with the wrong lot number

The 1990s deed described the neighboring lot. A corrective deed from the original sellers' heirs fixed it before a refinance.

    2024 · Sample matter

Results turn on who can still sign.

Sample matters, shown to illustrate the work. Past results don't guarantee a similar outcome; every property, contract and title is different.
